What is a home inspection?

A home inspection is a limited, non-invasive examination of the  condition of a home, often in connection with the sale of that home.  Home inspections are usually conducted by a home inspector who has the  training and certifications to perform such inspections. The inspector  prepares and delivers to the client a written report of findings.  The  client then uses the knowledge gained to make informed decisions about  their pending real estate purchase. The home inspector describes the  condition of the home at the time of inspection but does not guarantee  future condition, efficiency, or life expectancy of systems or  components. 

Every home  inspection provides an honest, unbiased inspection of all of the homes major systems:  structure, exterior, roof, plumbing systems, electrical system, heating and air conditioning systems, interior, insulation and ventilation, and any attached garage or carport as prescribed by the Washington State Standards of Practice.  Savage Home Inspection is licensed, bonded, and insured in home inspection as well as structural pest inspect.

How long will an inspection take?

Each home is different, but an average inspection will take 3-4 hours on site.  A detailed inspection report with quality photos will be sent to the client within 24 hours of the inspection.

Residential (Buyers) Inspections

Buying  a home could be the largest single investment you will ever make.  To minimize unpleasant surprises and unexpected difficulties, you’ll want  to learn as much as you can about the home before you buy it.  A home inspection may identify the need for major repairs or builder oversights, as well as the need for maintenance.  After the inspection, you will be better informed and prepared make decisions with confidence.


Pre-Listing (Sellers) Inspection

 Are you getting ready to list your home for sale?  If so, you may consider have your home professionally inspected prior to listing.  No home is  perfect and the inspector will likely find a few deficiencies.  If any of the problems are significant, you will be able to fix them, or disclose them and price your house appropriately.  A Pre-Listing Inspection will save the aggravation and time spent when a deal suddenly falls through due to unexpected problems with the home.


Structural Pest Inspections

Did you know that a WA home inspectors license does not allow the inspector to comment on or identify wood destroying insects found during the inspection?  Only a WSDA licensed Structural Pest Inspector may identify wood destroying organisms.  Savage Home Inspection includes a structural pest inspection with every home inspection.
